GAS REGULATOR

 
Gas pressure regulator is a control valve that reduces input pressure of a fluid to a desired value at its output. Regulators are generally used for gases and liquids.

WHAT TO DO IF YOU SMELL GAS INSIDE YOUR HOME

Go to a phone that is not near the smell, call your local gas company right away and evacuate everyone outside of the building. While waiting for the gas company field service representative:

  • Keep everyone away from the area of the odor.
  • Don’t smoke or strike any matches.
  • Don’t flip light the light switches on or off.
  • Don’t use any electrical equipment or light that might create a spark in the area of the odor.
  • Don’t use the doorbell.
  • Don’t adjust the thermostat or any appliance controls.
  • Don’t use the elevator.
  • Put out all open flames. 

CARBON MONOXIDE & DETECTOR

 
Carbon monoxide detector or CO detector is a device that detects the presence of Carbon Monoxide (CO) gas in order to prevent CO poisoning. CO is a colorless, tasteless and odorless Gas, which is produced by incomplete combustion.
 
What can cause carbon monoxide in your homes or business place?
 
 Appliances, such as gas fires, boilers, central heating systems, water heaters, cookers, and open fires which use gas, oil, coal and wood may be possible sources of CO gas. It happens when the fuel does not burn properly. Which generally cause due to lack of maintenance .
 
Signs and symptoms of carbon monoxide poisoning may include:
  • Dull headache.
  • Weakness.
  • Dizziness.
  • Nausea or vomiting.
  • Shortness of breath.
  • Confusion.
  • Blurred vision.
  • Loss of consciousness.

   WATER PRESSURE REGULATOR

Water pressure regulators or water pressure reducing valves are compact valves that perform two functions. They automatically reduce the high incoming water pressure from the city mains to provide a lower pressure for distribution throughout the home or office.
 
The typical water pressure to a home is about 40 to 45 psi. Normally, it should not exceed 60 psi. The pressure regulator is usually preset to 50 psi. However, it can be adjusted anywhere from 25 to 75 psi with a simple turn of a screw, as shown above.

COMMERCIAL ICE MACHINE

 

Manufacture specify that ice machines need to be regularly cleaned and sanitized at least 2 to 4 times per year. Depending on your usage volume, the location of the machine, and the water conditions, you may need to clean it more often. For very heavily used units located near a cooking line, you may need to clean the machine as often as every month. Ice needs to be stored and handled like food, according to public health and safety Canada. 

 

 Foods that require refrigeration should be put in the cooler or freezer as quick as possible. Stick to the “two-hour rule” for leaving items needing refrigeration out at room temperature. Never allow meat, poultry, seafood, eggs, or produce or other foods that require refrigeration to sit at room temperature for more than two hours, one hour if the air temperature is above 90° F.  Also, when putting food away, don’t crowd the cooler or freezer so tightly that air can’t circulate.

Keep system at the proper temperatures. Keep the walk-in cooler temperature at or below 40° F (4° C) and  the freezer temperature at 10° F (-12° C) or below. Check temperatures periodically. Appliance thermometers are the best way of knowing these temperatures and are generally inexpensive.

Check storage directions on labels. Many items other than meats, vegetables, and dairy products need to be kept cold. If you’ve neglected to properly refrigerate something, it’s usually best to throw it out.

 If you want your air conditioning unit to last for a long time, you should be having it serviced once a year. Ideally, this would be in the springtime when you’re just starting to use it, but any time of the year is ok.

People may be hesitant to spend money on maintaining  their air condition system when they don’t think there is a problem, but the truth is that it will wind up saving you a lot more in the long run. Paying for regular services will be much cheaper than having to pay for major repairs, or even a whole new air conditioning system.

WHEN SHOULD I REPLACE MY FURNACE FILTER

   1 INCH FILTER

Performance rating of MERV 11 or MRP 1550. “Filtrete” filters reduce up to 30 times more particles than ordinary fiberglass filters. This size filter should be replace between 6 months to 1 year.

WHEN SHOULD I SERVICE MY FURNACE

Gas furnace should be serviced at least once a year, whether it’s in the spring or in the fall. Annual maintenance, including a thorough examination and cleaning of the parts that commonly malfunction, like the air filter, the fan, the pilot light, and the heat exchanger, can usually prevent major problems. Example.

A cracked heat exchanger

This is one of the most dangerous problems I see as a result of not servicing your furnace regularly. When the heat exchanger cracks, your furnace could leak carbon monoxide inside your home, in large quantities. This could be very dangerous to your family’s health.

Furnace are generally categories as, Natural draft – Forced-air or Condensing.

Most Furnaces today are mainly Single-Stage – Two Stage or Modulating.

NAVIEN TANKLESS WATER HEATER

Navien has recalled 3,400 tankless water heaters and boilers because a kit used to convert them from running on natural gas to propane can cause them to produce excessive amounts of carbon monoxide, posing a risk of CO poisoning.

Called the invisible killer because you can’t see or smell it, CO is responsible for 400 deaths a year, according to the Centers for Disease Control. No incidents have been  associated with this recall.

Tankless, or on-demand water heaters, heat water as it’s being used and are an alternative to storage-tank water heaters. They can run on natural gas, propane, or electricity. When gas or propane are used, the heater must be vented to the outdoors  to remove the byproducts of combustion.

The recall, announced by the consumer product safety commission, involves two models of Navien condensing water heaters, the NPE-180A and the NPE-180S, and one model of a Navien condensing combination boiler, the NCB-180E.

They were sold directly to Navien installers and not in consumer home improvement stores. Manufacturers recommend that tankless water heaters be professionally installed.

HCFC 22 OR REFRIGERANT 22

Hydrochlorofluorocarbons, or HCFCs, are chemicals that are mainly used as refrigerants. Unfortunately, releases of HCFCs deplete the Earth’s protective ozone layer and contribute to climate change.

R-22 is an HCFC refrigerant that is often used in air-conditioning equipment. To protect the Earth’s protective ozone layer, Canada is phasing out R-22, along with other chemicals.

As Canada phases out refrigerant R-22, customer will need to make informed choices when servicing, repairing, or replacing
an existing air-conditioning unit or when purchasing a new system. EPA has banned the manufacture of new equipment that contains R-22. 

Phaseout of R-22 and R142b

HCFC-22 (also called R-22) and HCFC-142b are the next two HCFCs that will phase out. The schedule to phase out HCFCs is:

January 1, 2020

Ban on remaining production and import of HCFC-22 and HCFC-142b. After 2020, the servicing of systems with R-22 will rely on recycled quantities.
