As a commercial refrigeration contractor, we know that rooftop unit repair and service is extremely important to sustain the life of these systems due to the all-in-one heating and cooling system design. Buildings that cannot accommodate a furnace and coil or an air handler would have a packaged unit installed. These systems are designed with all of their parts in one outdoor unit that sits on either the roof or to the side of a building. Many rooftop units come completely equipped with factory install furnaces. Heat can be produced by an integrated gas-fire furnace or electric resistance heating elements. 

These systems are completely weatherproofed since they are exposed to all kinds of weather conditions and have access doors that are designed to protect equipment electronic components. There are four main dampers that control airflow through the unit by the use of temperature sensors. These are:

  • Return Damper
  • Condition Air Damper
  • Exhaust Air Damper
  • Fresh Air Damper

Packaged units are designed with an air condition system for the hot summer climate. these systems also have four main components:

  • Condenser – This is where the high compress vapour from the compressor goes to be condensed to a high liquid refrigerant and releases the condensation heat.
  • Compressor– This is the heart of the refrigeration system, which compresses low temperature and low refrigerant vapour into a smaller volumes. The compressor pumps this vapour to the condenser where the heat is released from the refrigerant as it condenses.
  • Evaporator– this is a heat exchanging device that absorbs heat and is placed in areas where heat needs to be removed.
  • Metering Device- this component restricts the flow of liquid refrigerant to create the proper pressure drop between the b high side and low side of the air-conditioner system.

Reason for Rooftop Unit Service

If you want your packaged unit to last for a long time, you should be having it service once a year. Ideally, this would be in the springtime when you’re just starting to use it, but any time of the year is ok. People may be hesitant to spend money on maintaining their packaged system when they don’t think there is a problem, but the truth is that it will wind up saving you a lot more in the long run. Paying for regular air-conditioner service will be much cheaper than having to pay for major rooftop unit repair, or even to have a whole new packaged system install.
 
Note: Early air-conditioner repair can be avoided by having a certified contractor installing your system. A rooftop unit repair, install and service should be done by a certified person or a commercial refrigeration contracting company.
